2025 State Valuation – What You Need to Know
Land valuations across the Cassowary Coast have increased by an average of 40% since the last revaluation in 2022, reflecting strong market demand.
Taking effect from 30 June 2025, residential land values on the Cassowary Coast have risen by 36.5%, with suburbs like El Arish and Silkwood seeing increases of 100%, while Wongaling Beach and Cardwell recorded rises of 39.7%. Rural residential land values increased by 39.1%, while primary production land saw the most significant growth at 64.6%, driven by a strong sugar industry outlook. Commercial and industrial land values also rose by 23.3% and 37.6%, respectively.
Mayor Teresa Millwood said the valuations are determined by the Queensland Government but directly impact Council rates.
“The last land valuation for the Cassowary Coast was in 2022, and since then, we have seen fluctuations in property values due to changing market conditions with demand for land growing as more people choose to invest or relocate to the Cassowary Coast, contributing to rising land values,” Mayor Millwood said.
“Given the strong demand for property in the region, land values have increased in most areas, which may impact how rates are distributed across the community, signally a strong property market and potential for future appreciation.
“It’s important to note that while Council must use the valuation as part of the rates calculation, it is only one part of the equation. Council through the budget process, adjust the ‘rate in the dollar’ to minimise the impact of the new valuation.
“If you do not agree with your land valuation, you can lodge an objection with the Queensland Government within 60 days of the date of issue of the valuation notice to the Department of Resources,” Mayor Millwood said.
